Which areas does Eat Work Art cover?

Our studios are located in London and Plymouth. Our creative hubs include Hackney Downs Studios, Netil House, and Netil Corner in Hackney, Sunbury Workshops in Shoreditch, Lockside Studios in Hackney Wick, Cornerstone Studios in Camberwell and Alma Yard and Light Studios in Plymouth. Our locations offer a unique mix of studios, from private workspaces to shared creative studios and coworking. 

Can I customise my studio space?

Yes. All Eat Work Art studios are offered as blank canvases that can be customised to your needs, whether that is adding shelving, building a mezzanine or creating a new layout. Many residents adapt their space to reflect their practice and brand.

Renting a Studio

What’s included when I rent a studio?

When you rent a studio with Eat Work Art, you’ll benefit from 24/7 access, communal spaces and kitchens, bike storage, marketing support, member discounts, and access to our cultural programme. Depending on the location, you may also have access to extras such as rooftop bars, saunas, event venues, and on-site restaurants, cafés, and night clubs.

At some locations that feature a membership fee rather than rent, the fee is inclusive of service charge and business rates.  

How long are the leases?

Most private studios agreements are fixed 1–2 year terms. However, there may be options for additional flexibility, allowing residents to scale their space up or down as their business evolves, without being tied to long-term commitments. We also offer short-term rental or hire on selected spaces. 

Coworking agreements vary in length from 1 month to 24 months, giving residents flexible terms to enjoy our spaces and join our communities.

How do I apply for a studio?

You can browse our available spaces online and submit an enquiry directly or contact us via Whatsapp with any queries. Our team will guide you through the application process and arrange a viewing if we have the right space for you. As we curate our spaces, we may ask some information regarding your business or practice to understand how you’ll fit into our creative community.

Facilities & Amenities

Is there parking on-site?

Parking availability varies by location. Some of our sites offer limited nearby parking, while others are better served by public transport or cycling. Please check the details for your chosen location or speak with our team during your viewing. 

Is there bike storage available?

Yes, most of our locations offer secure bike storage. Availability may differ slightly depending on the building, so please confirm with the team at your location.

Are pets allowed in the studios?

Our locations are pet-friendly and welcome well-behaved dogs in studios. Pet policies can vary by building, so please check with our team at your chosen location before bringing your pet.

Costs & Terms

Do I need to pay a deposit?

Yes, a deposit is required when you rent a space with Eat Work Art. For private studios, the standard deposit is the equivalent of three months’ rent.

For coworking, a one month deposit is required before your agreement begins.

What is the notice period if I want to leave my studio?

For private studios, the standard notice period is three months, usually tied to a break date in your contract. This gives you the flexibility to move on without being tied to long term commitments. Notice periods can vary depending on the individual agreement, so please check the terms of your lease.

Coworking agreements have a standard one month notice period on all new agreements.

Are the studios furnished or unfurnished?

Private studios are typically offered unfurnished as blank canvases, giving you the freedom to design and adapt the space to your needs.

Our coworking spaces come with everything you need to start working straight away, desks, soft seating areas, phone booths; the space is designed as a productive workspace.

Is Wi-Fi included?

Wifi is included for coworking and shared studio members. For private studios, we offer a range of high speed, direct-to-studio packages. Please check with our team for details at your chosen location.

Community & Extras

Are there meeting rooms available?

Yes, members as well as the wider creative community can book meeting rooms at selected locations. Availability and booking details may vary, so please confirm with our team.

Is the building accessible for people with disabilities?

Accessibility varies between locations. Some sites have step-free access, lifts, and accessible facilities, while others may have limitations due to the nature of the buildings. Please contact our team to discuss your needs before booking a viewing.

Are there member discounts or perks?

Yes. Residents enjoy access to exclusive discounts on local cafés, shops, and services, as well as perks including priority event bookings, marketing support, and free access to saunas. These vary by location and are regularly updated.
